About the Project
Shehadi Commercial Flooring installs and restores flooring in hotel properties across New York City — working directly with owners and developers, with no general contractor required. The Highline Hotel is one of Shehadi’s flagship hospitality projects encompassing a full flooring renovation of a historic 30,000 square feet New York City property.
Shehadi managed hardwood restoration, custom broadloom carpet installation, mosaic tile work, and subfloor preparation entirely in-house. It served as the Brodsky Organization’s trusted hospitality flooring contractor from demolition through final inspection.

The Brodsky Organization needed a flooring partner to deliver a complete renovation inside the Manhattan property.
The project required careful sequencing across guest rooms, corridors, bathrooms, lobby areas, and public spaces. Lobby and public area substrates needed preparation before commercial tile installation could begin. Existing floors called for hardwood restoration and refinishing in the units and custom broadloom carpet in the corridors. All of this was accomplished while preserving the architectural character that defines the property.

Project Execution
In the guest rooms, Shehadi pulled damaged boards, sourced matching hardwood, sanded the floors flat, applied a dark stain, and sealed with three coats of polyurethane. The result: a refined, consistent finish across every unit.
Corridors were fitted with a custom woven broadloom over performance-grade padding — the specification developed directly with the Brodsky Organization’s design team and matched precisely to the building’s aesthetic.
Unit bathrooms were stripped and retiled with hand-broken mosaic in a checkerboard layout, with accent strips and border details set to the Brodsky Organization’s specification. In the lobby and public spaces, Shehadi prepared the substrates before installing hand-broken mosaic tile with decorative borders throughout — keeping the finish language consistent across the entire property.
The Outcome
The Highline Hotel renovation was completed on schedule and aligned with the owner’s re-opening timeline. By managing every flooring scope internally, Shehadi eliminated thecoordination gaps that surface when trades are split across contractors. The finished renovation preserved the building’s historic character while delivering flooring systems designed for long- term durability and guest experience.
